Besides effective management, sound cooperation with contractors is a crucial success factor of a construction project. Let’s discuss six principles of working with contractors to stay on top of the job.

1. Uninterrupted communication

It is important to keep regularly updated with contractors on the progress and problems of the construction project. You should discuss a continual fixed schedule for talking via phone or in person with representatives of contractors.

You should keep in touch with the project leaders during the project to find out possible and existing problems with the project and soon wipe them out.

2. Project Logs updating

All activities and ideas related to the project should be written down in a log to keep you updated with the project comprehensively and cohesively. Things to write in the log include progress, queries, innovative ideas, orders and delivery, etc.

3. Track all changes

During the projects, there would be changes and adjustments due to unpredicted events. A good contractor can handle but you may want to make sure that the incurrences are well jotted by the both parties. Work details and additional fees should be agreed before the works are finished.

4. Check the Work

There are numerous checks for you to run every day. Let’s make sure that they are all written down for easy monitor. Remember the checklist below:

  • Received items vs. contractor’s bid.
  • Construction works vs. blueprints.
  • Actual progress vs. proposed timeline

5. No payment in full until all works are completed

You should work with the contractors to devise a payment scheme. It is suggested that the payment should be divided into two or three installments, with the last one is paid after there is nothing left when accepting

6. Be nice and supportive with contractors

In order to encourage them to do their best in delivering the construction project, you should also be nice and supportive. Everyone prefers carrots to sticks. Let’s try:

  • Greeting them by their own name.
  • Complimenting the works they have done (if they deserve it).
  • Discuss with them on how to facilitate their works
